Who is eligible to live at Air Force Village?
All retired and honorably separated officers of all uniformed services and their spouses, widow(er)s and parents and grandparents, age 62 and better. Our residents come from every branch of the military: Air Force, Army, Navy, Marines, and Coast Guard
The term "officer" also includes Regular, Reserve, Warrant, and National Guard officers, as well as retired commissioned officers of the U.S. Public Health Service and National Oceanic and Atmospheric Administration.
Is there a minimum age requirement for a qualifying individual?
The minimum age for residency is 62 for single applicants (for couples, only one spouse need be 62). On an individual basis, exceptions may be considered by the Board of Trustees.
Must residents jointly occupying a residence be married?
If two persons wanting to occupy a single residence are not married, they each must be eligible to enter the Village.

What is a Continuing Care Retirement Community?
A continuing care retirement community (CCRC) such as Air Force Village provides the optimal financial security, value, flexibility and peace of mind for you and your family.
This community enables you to live in a private residence, with the assurance that exceptional healthcare is available through every stage of life if needed. Air Force Village's Continuing Care Plan guarantees future healthcare at discounted fees, protecting your assets from potential catastrophic costs. All residents have access to on-site wellness programs, preventative care, 24-hour emergency response, assisted living, memory support and skilled nursing.
May I use my long term care insurance policy at Air Force Village:
For those with long-term care insurance, the payments from your policy may be used to cover or offset the cost of health care at Air Force Village. There are so many variations in long term care policies it is difficult to a give a specific answer. Such contracts are between you and the insurer and usually provide funds to help offset the cost of covered healthcare.
May I use Medicare or Tricare:
Medicare - Both of our Skilled Nursing Facilities are fully Medicare Part A (inpatient) certified and residents can access the health care centers for all their long term care needs. Assuming the resident is qualified for Medicare services and has Tricare as the co-insurance payer (which most, if not all, do) then Tricare will assume responsibility for the difference between what Medicare will pay and the portion ordinarily paid by the consumer. The result is that no out of pocket cost will accrue to our residents as long as they receive services during a qualified Medicare stay. Such entry to be supported by Medicare requires entry directly from a hospital for rehab and must be by doctor's orders. The maximum benefit period is 100 days a year, though in many instances the resident does not access the full 100 days due to stabilization of his/her condition.
Both of our Skilled Nursing Facilities also participate in the Medicare Part B (outpatient) program. The focus of this program is generally Physical Therapy, Occupational Therapy and Speech Therapy or instances in which services can be provided to residents and billed to Medicare/Tricare. The program is designed to benefit those who require ongoing services in settings far different from the traditional in-patient scenario.
Is Air Force Village an accredited community?
Yes. Air Force Village is nationally accredited by the Continuing Care Accreditation Commission. This accreditation demonstrates our commitment to meeting national standards of excellence and ensures the comfort and peace of mind of all members. Air Force Village was the first military oriented retirement community to receive accreditation; fewer than 14% of the 2,500 CCRC's in the US are accredited.
The Texas Department of Aging and Disability Services licenses and oversees the regulatory compliance of our healthcare services. The Village consistently receives excellent reviews by regulators.
Do residents turn over all of their assets to Air Force Village?
Absolutely not. In fact, different entrance fee plans and refund options are available so you can select a plan that best fits your personal and financial goals.
What types of residences are available?
Air Force Village offers apartments in a variety of sizes and floor plans, ranging from an intimate studio to a spacious residence with two bedrooms, two baths and a den. Two-bedroom cottage homes with attached carports or garages are also available. All residences include the following features:
- Oversized windows
- Spacious closets
- Kitchens equipped with frost-free refrigerators, range/ovens, microwaves and generous storage
- Individualized heating and air conditioning controls
- Cable television
- Wall-to-wall carpeting
- Urgent response system for 24-hour security and healthcare assistance
- Fire and smoke detectors and a sprinkler system throughout all tower buildings
- Private washers and dryers hookups or easily accessible laundry facilities
- No property insurance (residents only need insure their belongings)
- No real estate taxes
May I personalize my home to suit my preferences?
Yes. Residents take pride in furnishing and decorating their new homes to reflect their tastes. Air Force Village also offers a nice selection of custom upgrades. With approval of management and for an additional cost, our residents add special features such as hardwood floors, ceiling fans, crown molding, custom built-in storage or other individual selections to customize their homes.
What kinds of fees do residents pay?
As with most non-profit retirement communities, Air Force Village residents pay a one-time entrance fee and begin paying a monthly fee within 60 days of accepting a residence or upon moving to the community whichever comes first
The entrance fee guarantees lifetime residency, use of common areas, availability of the community's services and amenities and, at the resident's option, healthcare services. Entrance fees vary depending on the type of residence, healthcare plan and refund option selected.
What is included in the monthly fee?
The monthly fee entitles residents of Air Force Village to the following services and programs:
- Full maintenance of residences, appliances and common areas
- Landscaping and grounds keeping
- All utilities except telephone and Village II electrical service charges
- Cable television service (premium channels are extra)
- 24-hour security staff, urgent response system, smoke detectors and sprinkler system
- Weekly housekeeping
- Laundry facilities for personal laundry
- Scheduled transportation for shopping, medical appointments, social, cultural and recreational outings
- Social, recreational, spiritual, educational and cultural activities and other special interest programs
- On-site life enrichment and wellness programs and preventive care
- Special diets as prescribed by a physician and home delivery for a small fee
- Assisted living and nursing care at a discounted fee
The monthly fee varies according to the size of the residence. An additional monthly fee is charged for a second person occupying the residence.

Is the monthly fee fixed, or is it subject to change?
Monthly fees are reviewed annually by the Board of Directors and management and may be adjusted based on actual operating costs. Costs are carefully managed, and fees reflect the lowest feasible rate to maintain sound financial practices and the high quality of our services. A 30-day written notice is provided to all residents in advance of any adjustment to the monthly fee.
What are the refund options?
Two refund options are available:
Basic Refund Option: In the event that a membership is voluntarily canceled during the first year , the entrance fee will be fully refunded. Following the twelfth month, refunds will decline at 2% per month for each month of residency through the first 43 months.
90% Refund Option: The refund declines at a rate of 2% per month for 5 months. From then on, a 90% refund is guaranteed. With this option, a 70% premium is added to the basic entrance fee.
Are any of the fees tax deductible?
Yes, a significant portion of the entrance fee is recognized as a pre-paid healthcare expense. A similar portion of the monthly fee is deductible as a medical expense for the basic refund plan.
What kind of amenities and common areas are available for residents?
Air Force Village provides a wide variety of programs, activities and social opportunities:
- Choice of several dining venues, plus a private dining room for more intimate dinner parties
- Vitality and Fitness Center, with heated indoor pool, fitness area, exercise equipment, hot tub, locker rooms and trained wellness staff
- Computer lab with high-speed Internet access, copier, printer and shredder
- Woodworking shop with the latest tools and equipment
- Artists studio
- Craft/hobby workshop
- Billiards room
- Outdoor walking trails
- Private garden areas/greenhouse

Are other services and amenities available?
Yes. Services and programs available for an additional cost include an expanded dining account, transportation to specific destinations, salon services, catering for parties, concierge services and more.
What healthcare services are available?
Air Force Village is committed to helping resident members maintain good health and to meeting a wide range of healthcare needs. Our healthcare services meet the highest standards and are some of the most extensive found in retirement communities.
Life Enrichment, Wellness and Prevention includes exercise classes, strength and cardiovascular training, wellness programs, seminars on diet, nutrition and other health-related issues, and routine primary and preventive care services. Life enrichment encompasses spiritual, intellectual, recreational, educational, environmental and social aspects of maintaining good health.
Outpatient Services available in our on-site clinic include occupational, physical, speech and respiratory therapies, foot care, and limited dental services. There is no obligation to use the clinic. You are free to engage the services of a physician of your choice.
Liberty House Assisted Living provides assistance with activities of daily living...bathing, dressing, medication monitoring, etc. New assisted living residences are planned for Village I as part of our expansion program.
Skilled Nursing Services are provided on a 24-hour basis by qualified, licensed and certified professionals. New skilled nursing residences are planned at both Village I and II as part of our expansion program.
Freedom House Alzheimer's/Memory Care provides award winning resident-focused, activity-based care. Dedicated to providing distinctive programming in an innovative, progressive approach to dementia care, the center is designed to enhance quality of life, help maintain cognitive abilities for as long as possible and give purpose and meaning to each day.
Is there a Residents' Council?
Yes. The council is an active, integral part of the community and is instrumental in interacting with management on many facets of campus life.
Members of the council are elected by the residents. Presidents of the Resident Council attend Corporate Board meetings and are free to comment on issues under discussion.
Can you tell me about the Governance of the Village?
There is a volunteer Board of Directors elected by the Officers Spouses/Wives Clubs (our link to our founders in the 1960's). The Board meets times a year to manage the affairs of the corporation. A list of Board members is available on request.
Does the Village still care for widows/widowers in need?
Yes, care of widows/widowers in need is still an important part or our mission. If you know of the widow/widower of a retired Air Force Officer who needs financial assistance, please refer them to us.
What kind of security is there at Air Force Village?
Both Villages are gated so security is provided 24 hours a day. During the evening hours, security is augmented by regular patrols. Each residence has an emergency call system connected to the front desk for rapid response. Smoke detector alarms, along with sprinkler systems in the tower apartment buildings, provide superior fire protection to our residents.
Many of our residents travel frequently and they often comment that they enjoy the peace of mind of knowing their homes are safe. In fact, some comment that with the weekly housekeeping service (which continues while residents are away), "it's like we never left - except the plants are larger!"
How do I become a resident?
Once you select your residence, a deposit equal to 10% of the entrance fee reserves your new home. At that time, you will be asked to provide financial and health-related information. Following a membership review, your move-in date can be confirmed. The balance of your entry fee is due upon move-in.
May I bring my pets?
Pets are allowed in the cottage residences. The number and kind of pets needs to be individually discussed and approved. There is an annual license fee and there must be specific arrangements made for the care of your pets when you are away.
